A Unique Freshwater Habitat

Central to the creation of this new master planned community is the Whitecap Preserve.

The Preserve’s freshwater lakes are at the heart of Whitecap providing one of the only landing areas to migrating birds who flock here after long months at sea searching to prepare themselves for their next journey.

The Preserve’s shallow ponds are a lifeline friend for as many as 380 species. Waterfowl like bufflehead and American wigeon; grebes and pelicans; herons, ibis and cranes; raptors like turkey vultures and merlin; as well as pigeons, wrens, blackbirds, mockingbirds, wood-warblers, and quail.

Mother Nature's Plan

The Preserve symbolizes the extraordinary diversity of habitat that marks Whitecap NPI as a place where Mother Nature helps inform our community plan and living experience.

Her influence touches the island’s heart and soul here with Her mosaic of oak mottes, salt marshes, dune meadows and a little piece of desert all packed into a single island just 1.8 miles wide.

She is our inspiration as a master planner.

CREATING A CANAL-SIDE COMMUNITY

The development’s guiding principles shine as a beacon of ecological design within the Gulf Coastal Plains of Texas. Integrating a series of trails and dryland coastal hammocks into preserved freshwater ponds and ecosystems, the community becomes a haven for dozens of local and migratory species.

Future planting palettes and designs adapt to the diverse natural conditions on-site, from coastal marshes to desert coastal landscapes. Home gardens and public green spaces seamlessly blend into a regenerated corridor of ecological zones, mindful of existing challenges like drought, intense winds, and saltwater spray.

Homeowners are encouraged to embrace an ethic of care, preserving and restoring the extraordinary nature of this place.
